Pricing, approvals, timelines, renovation, pools and aftercare — the answers our clients ask for most, written by the people who do the work.
Send us your plot or unit details through the contact form or WhatsApp. We arrange a site survey within 48 hours, then issue a scope summary and an itemised BOQ — usually within 5 working days of the survey.
Yes. Site surveys and quotations anywhere in Dubai are free of charge. Detailed design work, 3D visualisation packages and authority submission drawings are quoted separately.
We price from an itemised bill of quantities: description, quantity, unit, rate and specification. Lump-sum items are fixed on approval; only client-initiated changes are treated as variations, priced against agreed rates.
Typically a mobilisation advance, then stage payments linked to completed milestones — structure, blockwork, MEP first fix, MEP second fix, finishing and handover. Retention is released after the snag list is closed.
We work across the UAE, including Sharjah, Ajman and Abu Dhabi. Travel and accommodation requirements are quoted transparently for projects outside Dubai.
We do. Our documentation team prepares submission drawings, files applications, pays fees, responds to authority comments and collects the permit. You receive copies of every approval.
Internal non-structural work usually requires landlord, developer and community NOCs. Structural modifications, extensions and any change to the facade or plot boundary require a municipality permit, which we apply for.
Simple NOCs typically issue in 1–2 weeks. Municipal building permits, Trakhees or DDA approvals commonly take 3–8 weeks depending on the authority's comments and the completeness of the drawings.
Yes. We regularly coordinate with client-appointed consultants, structural engineers and interior designers, and can work under their supervision if required.
A G+1 villa of 4,000–6,000 sq.ft typically takes 10–14 months from permit to handover, including structure, MEP, finishing and external works.
Every project has a weekly report with dated photographs, completed activities, upcoming works, procurement status and any risks to the schedule. Clients based abroad can also arrange video walkthroughs.
Slippage is flagged the week it appears, with the recovery action stated. Recovery measures include additional crews, adjusted shifts and resequencing of non-critical works.
Yes. Our licensed engineers produce structural design, shop drawings and as-built documentation, coordinated with architectural and MEP drawings.
We use tier-one brands and submit material samples, data sheets and approvals for your sign-off before procurement. You may also nominate brands or supply materials yourself.
Yes, in most cases. We phase the works, install dust barriers, maintain at least one functioning bathroom and kitchen, and agree noise hours that respect community rules and your family's routine.
Yes — we operate an in-house joinery workshop producing wardrobes, kitchens, vanities, majlis units, wall panelling and CNC feature walls, which keeps quality and lead times under our control.
Yes. Interiors, exteriors, pools and landscape designs are issued as 2D drawings plus 3D visuals with a material palette, so you approve the look before demolition or production begins.
A single wet area is typically completed in 2–4 weeks. We isolate water and power within agreed windows, protect floors and routes, and clean the site daily.
An 8 × 4 m villa pool typically takes 8–12 weeks including excavation, RCC shell, waterproofing, tiling, equipment installation and deck finishing. Curing periods set the minimum duration.
The usual causes are leaking pipe joints, cracked light niches, failed waterproofing or a shell crack. We pressure test the hydraulic circuit and inspect the shell before quoting a repair.
Yes. Zoned drip irrigation with a smart controller typically reduces landscape water use by 40–50% compared with manual or spray irrigation, while keeping plants healthier.
We offer pool and landscape maintenance contracts covering water chemistry, pump and filter servicing, planting care, irrigation audits and seasonal adjustments.
One year of workmanship warranty on handover, plus a longer structural warranty on construction works and manufacturer warranties on all supplied equipment, which we register in your name.
A snag list is the record of minor defects identified at handover. You receive it in writing, we close every item and then you re-inspect before final payment and retention release.
Warranty requests are acknowledged within 24 hours. Emergency issues such as water leaks, electrical faults or AC failure are attended the same day where reasonably possible.
Yes — as-built architectural, structural and MEP drawings, equipment manuals, test certificates, warranty documents and the snag closure register are handed over in digital form.
