What really drives per-square-foot rates in Dubai today, and how to lock your budget before you sign a contract.

Why per-square-foot rates vary so much

Two villas of the same size can differ by 40% in cost and both quotations can be honest. The difference sits in specification, structure and site conditions — not in the contractor's margin.

In 2026, most Dubai villa work falls into three bands: standard finish from around AED 380 per sq.ft, premium finish from AED 480, and luxury finish from AED 650 and upward. Those figures assume a normal plot, a G+1 configuration and a specification list that is actually defined.

The five cost drivers nobody warns you about

Once you understand these five, budget surprises mostly disappear.

  • Ground conditions — high water table, rock or soft soil can add piling, dewatering and shoring costs, which we confirm with a soil investigation before pricing.
  • Structural span — wide, column-free spans and cantilevers require heavier reinforcement and thicker slabs.
  • MEP specification — VRF versus split systems, and the level of automation, can swing the MEP package by 15–25%.
  • Joinery volume — wardrobes, walk-ins, majlis panelling, kitchens and vanities are the single most controllable line item.
  • External works — boundary walls, gates, paving, pool and landscape are frequently excluded from headline rates.

How to compare two quotations properly

Never compare totals; compare scopes. Ask each contractor for an itemised BOQ with quantities, brands, origins and finish levels, then check what is excluded.

The most common exclusions we see are authority fees, DEWA connection charges, skip and disposal costs, temporary power and water, and joinery. Adding them back often closes the gap between the cheapest and the most expensive bid.

Locking your budget before you sign

Fix the specification schedule and the payment milestones in the contract, agree how variations are priced, and reserve a 5–8% contingency for genuine unknowns rather than using it to absorb indecision.

A lump-sum contract with an approved BOQ and a drawings register is the strongest position a client can be in. It protects the contractor's programme and protects you from open-ended billing.
